Man where do I start here...Honestly, I had been following Todd from a distance for the past 4 years. I never felt like it was the right fit until I saw him post a video back in early Spring of 2023. He was talking about the big decision to leave his company and was doing 1 on 1 coaching. I thought well maybe this is the time to reach out. So I did and setup a time to talk with Todd.

From the first call we had he just talked about the journey he has been on and what the Lord was doing in his life. He never pressured me to make a decision on the call and said pray about it and lets talk tomorrow. I really knew the decision was yes before we got off but I had some heart issues to work through. Long story short I signed up for 1 on 1 coaching and it was the best decision. I thought I was going to get a lot of tactical things to put in place for my business because at the time I was completely burnt out and ready to quit.

What we really worked on was me and some very strong money issues I needed to address. Money was my idol and I thought it was going to fix all my problems. Little did I know at the time but no matter the number I would reach. It was never enough and it would never be enough.

Todd started showing me that the peace I was looking for was never going to come from more money or more closed deals. I needed to start trusting in the promise over the problem. Meaning, trust the promises the Lord had made for my life over the problems I encounter each day. Todd continued to remind me of this each week we would talk. Don't get me wrong, we still talked about tactics and strategies to use and they helped tremendously. But the thing that puts the wind in your sails is the work you do internally. I know so many of us only look at the cost of something and ask is it worth it and that is not a bad question. It just can't be the main question.

Last thing I will say is, if you are thinking about the joining the community or 1 on 1 coaching. Don't wait another day, it will be one of the best decision you can make for you, your spouse and your family.

Hey everyone, just wanted to share something, hopefully it can help someone if you are in a similar situation.

I've been in residential real estate for sometime now and a big challenge I had was creating consistent income. This is something that was a focus working with Todd Fleming.  Then in November and December of '23 I was able to put 80k of potential assignment fees/income in my pipeline, each month! I was so excited, I was seeing the potential of what I can achieve, 2024 was going to be my break out year.

Then a funny thing happened, only 1 of those deals closed.  It was incredible how many different ways these deals fell apart, seller's going to jail, seller's signing multiple purchase agreements, I had a deal that fall apart literally because of a pile of dirt!  My pipeline was dry and I wasn't putting anything under contract.

2024 punched me right in the face to start the new year.  Every day I saw my bank account get smaller and I had almost nothing solid in my pipeline that I could grab onto for hope.  I have been down before, but not this bad. Usually in this scenario I would start selling some of my assets just to make some money, and almost always I regretted after the fact. But I couldn't stop thinking about how bad this could be.  That is all that ran through my mind day and night. I need to sell something, I need income.

Todd helped me through it, he pointed out that I am thinking emotionally with money and not thinking logically. I have a w2 job, my wife has a w2 job, we have savings, I have savings, I have cash flowing assets, I can ride out the storm.

Everything in my being told me to sell your houses and start over. But I didn't. I held on. I know I needed to change my paradigm. This is the step backwards I need to take the steps forward.

I changed my focus on what I could control. Making phone calls, writing offers, and talking to people. My short term goal became 50 phone calls a day and 5 written offers a day. It was hard, but it was all I knew I could do to get out of this hole.

Gradually things started to improve, contracts were getting accepted I was having great conversations with motivated sellers.  The ship started to right its course.

As of now, I have $150,000 in flip proceeds and assignment fees set to close by the beginning of July. I also bought a good size commercial building at 10 percent of ARV. This is another big win for me, because I am doing it solo. All my commercial properties are held in a partnership, but this one is just me. I am terrified and excited at the same time.

At times it may seem that the entire world is falling in on us, but hard times come to pass.  I am very grateful that I had Todd in my ear talking me through it. I am hopeful that this period of pain is just a speed bump on my path to success.

Hopefully someone can use this as motivation to push through their pain.
